When to Replace an Electric Water Heater Element
Most 'electric water heater not heating' calls come down to one part: a burned-out heating element. Here's the rundown.

When hot water turns lukewarm and disappears fast, most people blame the heating element or sediment. But there's an overlooked culprit that produces exactly those symptoms: a failed dip tube.
Cold water enters the top of the tank, but it needs to reach the bottom—where the burner or lower element heats it—before rising as hot water to the outlet. The dip tube is the long plastic pipe that carries incoming cold water down to the bottom. It keeps cold and hot water properly separated.
If the dip tube cracks, breaks, or shortens with age, incoming cold water dumps into the top of the tank and goes straight out the hot outlet—mixing with your hot water. The result: lukewarm water that runs cold quickly.
Those little white plastic flecks clogging your aerators are a classic dip-tube smoking gun—the tube is disintegrating inside the tank.
A dip tube is an inexpensive part, and on a sound tank it's a worthwhile repair. A technician confirms the diagnosis, replaces the tube, and clears any debris from the lines. Your full hot-water supply returns.
On a relatively young heater, replacing the dip tube is well worth it. On an older tank with other issues, it may be a nudge toward replacement. We'll give you the honest call. Call 973-834-8833.
Sudden lukewarm water, hot water running out fast, and small white plastic flecks in your faucet aerators. The change usually happens fairly suddenly.
On a sound, relatively young tank, yes—it's an inexpensive part and an easy repair. On an older tank with other problems, replacement may make more sense.
